Largest reserved housing development on O‘ahu provides pathway to homeownership for kama‘āina families in award-winning community
HONOLULU (November 3, 2025)—Ward Village® today celebrated the opening of Ulana Ward Village®, welcoming residents to the eighth tower in the award-winning 60-acre master planned community in the heart of Honolulu. The milestone marks the largest single delivery of reserved housing on O‘ahu under the Hawai‘i Community Development Authority (HCDA) program, bringing 697 new homes for kama‘āina households earning between 100% and 140% of the area median income (AMI).

Ulana takes its name from the Hawaiian word meaning to plait or braid, as the building weaves together thoughtfully designed homes and shared amenity spaces that flow seamlessly from indoors to outdoors, connecting residents to the surrounding landscape and community. Amenities that celebrate Hawaiʻi’s outdoor lifestyle include surfboard storage, BBQ cabanas, a dog park, and an expansive front lawn leading into Ka La‘i o Kukuluāe‘o Park—the recently opened 26,000-square-foot public park filled with native plantings, shade trees, an interactive play structure, Biki Bike docks, and a water refill station. Nearly 6,000 square feet of ground floor retail activates the pedestrian streetscape.
Designed by AHL, Ulana features spacious and thoughtfully designed studio, one-, two-, and three-bedroom residences with high-end finishes, full-height windows, and sweeping views of the ocean, mountains, and the city skyline. Modern interiors by locally based firm InForm Design, Inc. feature stainless steel Whirlpool appliances, porcelain tile floors, quartz countertops, and Moen fixtures. Works of art by Hawai‘i-based artists and inspired by the word “ulana” are thoughtfully integrated throughout the property.

All 697 residences were pre-sold to first-time kama’āina homebuyers under the HCDA Reserved Housing program, which supports moderate-income working individuals and families who do not qualify for traditional subsidized housing. With the completion of Ulana, Ward Village has delivered more than 1,200 reserved housing homes—without government subsidies—creating meaningful homeownership opportunities while generating over $150 million in future shared equity for the State of Hawai‘i to reinvest in affordable and workforce housing.
In keeping with its tradition of marking major milestones through community giving, Ward Village donated $120,000 to six local nonprofits advancing education, housing, and youth empowerment across Hawai‘i with donations to After-School All-Stars Hawai‘i, American Cancer Association Honolulu Hope Lodge, Center for Tomorrow’s Leaders, Hawai‘i HomeOwnership Center, KCAA Muriel Preschool, and KUPU.
