WARD VILLAGE® ANNOUNCES RECORD-BREAKING SALES AT ‘ILIMA AND MELIA
Strong buyer response for ‘Ilima Ward Village and Melia Ward Village underscores demand for Honolulu’s premier master planned community and ongoing development of new parks, gathering spaces, and enhanced streetscapes

HONOLULU (September 4, 2025) – Ward Village®, the award-winning 60-acre master planned community in Honolulu, announced record sales totaling $1.2 billion across ‘Ilima Ward Village and Melia Ward Village. The strong buyer response included over $280 million in penthouse sales, with ‘Ilima marking Discovery Land Company’s debut residential project on O‘ahu. Demand for the new residences reflects Ward Village’s appeal as well as its legacy of distinction with outstanding homes in one of the world’s most sought-after locations.

At 33 stories, ‘Ilima Ward Village features 148 residences framed by a distinctively angular façade designed to maximize corner homes and panoramic views. Melia Ward Village, its 35-story companion, comprises 221 residences and an extensive suite of amenities. Both buildings were designed by Robert A.M. Stern Architects, who is widely regarded as one of the world’s greatest living architects and is known for blending historical, classical inspiration with a modern lifestyle. Stern’s work draws inspiration from early 20th-century Honolulu landmarks such as the Honolulu Museum of Art, the Alexander & Baldwin Building, and the Dillingham Transportation Center.

Located on the last two most-anticipated sites along the South Shore, the two towers will be connected by a native botanical garden pathway designed by world-renowned VITA Planning & Landscape Architecture, linking the iconic IBM Building to Ka Lei Park. The IBM Building—preserved by Howard Hughes in 2015 through a $24M restoration—anchors the eastern edge of the block, and its restoration catalyzed the block’s transformative redevelopment. Today the IBM Building serves as the historic heart of Ward Village’s master plan and will serve as the gateway to the pathway connecting ‘Ilima and Melia to the neighborhood’s parks, streets, and daily amenities.
Planned at the corner of Ala Moana Boulevard and Kamakee Street, formerly occupied by Roger Dunn Golf Shops, Ka Lei Park will add a one-acre public space that complements Ka Lai o Kukuluaeo Park opening later this month near Ulana and the 3.5-acre Victoria Ward Park, with the Makai portion already open and the Mauka portion set to open later this year. Together, these spaces advance the activation of Auahi Street with streetscape enhancements and shops and restaurants that create a lively, mixed-use, indoor/outdoor environment.
As Ward Village advances its master plan, it will deliver an unprecedented 697 Reserved Housing units at Ulana later this year and break ground on The Launiu, extending the neighborhood’s momentum.
